How to Extend the Life of Your Luxury Vinyl Tile Flooring

Luxury Vinyl Tile (LVT) flooring is known for its style, durability, and low maintenance, making it a top choice for busy households with kids and pets. But even the toughest flooring needs a little care, especially during the summer months, when heat, humidity, and high foot traffic can take their toll. And, if you have a swimming pool or hot tub in your backyard, expect extra moisture from wet footprints and occasional puddles.

Sweep or Vacuum Daily

During the warmer months, it’s common for sand, dust, and debris to sneak in from open doors and bare feet. These tiny particles can act like sandpaper, dulling the finish of your LVT over time. Sweep daily with a soft-bristle broom or use a vacuum designed for hard floors to keep dirt and debris under control. Steer clear of vacuums with beater bars, as they can scratch your floor’s surface.

Use Mats and Runners

Entryways, hallways, and kitchen walkways tend to see the most action. Placing area rugs or runners in these zones will reduce wear and tear and help trap dirt before it hits your floors. Ideally, pick rugs with non-rubber backings, as rubber can sometimes discolor LVT. Look for ones labeled as “floor-safe” or “vinyl-safe.”

Mop Smart—Less Is More

Unlike other types of flooring, soaking or steam mops are not recommended for luxury vinyl tile. Too much water can seep into seams and edges, especially in older installations, weakening the adhesive or subfloor. Use a damp microfiber mop and a mild, pH-neutral floor cleaner. Avoid strong cleaners like bleach or ammonia, as they can leave a sticky film or strip away your floor’s natural finish over time.

Protect Against UV Damage

Even though LVT is more resistant to fading than natural materials, prolonged sun exposure through large windows or sliding glass doors can cause gradual discoloration over time. Install window treatments like blinds, UV-blocking films, or curtains to limit direct sunlight. You can also occasionally rearrange rugs and furniture to ensure even exposure.

Watch Out for Sandals, Pool Water, and Summer Spills

Summertime often means flip-flops, poolside foot traffic, sunscreen spills, and icy drinks, all of which can impact your flooring. Sandy shoes and water droplets can wear down the surface or cause slipping hazards. Sunscreen, bug spray, and popsicle drips can also stain if not cleaned up promptly. We recommend setting up a designated “summer drop zone” with mats for shoes, towels for drying off, and baskets for pool gear.

Use Felt Pads and Furniture Sliders

LVT is durable, but it can still be scratched by heavy furniture or dragged chairs, especially during summer gatherings when furniture may get moved more frequently. Install felt pads on the bottom of chairs and table legs. For heavier items, use furniture sliders when rearranging.

Deep Clean Seasonally

At least once a season, especially after heavy summer use, give your LVT floors a deeper clean. This doesn’t mean harsh scrubbing, but rather a more thorough sweep, damp mop, and attention to corners and baseboards. You can also use this time to inspect your flooring for lifting edges or scuffed areas that might need touch-ups.

Be Mindful of Pets

In the summer, pets often come in and out more frequently, tracking in dirt, water, or even small stones. While LVT stands up well to claws and spills, it still benefits from a little extra care. Protect your floors by setting a mat beneath pet water bowls, keeping paws clean at the door, and trimming nails regularly to prevent scratches and wear.
